Jumbo Loans

Jumbo Loans in Texas: Financing Higher-Priced Homes

If you're shopping for a luxury home or buying in an area where home prices exceed conventional loan limits, you may need a jumbo loan.

While jumbo loans have a reputation for being difficult to qualify for, today's programs offer more flexibility than many buyers realize. Depending on your financial profile, you may have more options than you think.

What Is a Jumbo Loan?

A jumbo loan is a mortgage that exceeds the conforming loan limits established each year.

Because these loans can't be sold to Fannie Mae or Freddie Mac, lenders assume more risk and have their own underwriting guidelines.

That doesn't necessarily mean qualifying is difficult—it simply means lenders take a closer look at your overall financial picture.

Who Uses Jumbo Financing?

Jumbo loans aren't just for millionaires.

They're commonly used by buyers who are:

  • Purchasing luxury homes

  • Buying in higher-priced markets

  • Looking for larger homes with acreage

  • Purchasing waterfront or custom-built homes

  • Buying a primary residence, second home, or investment property

Down Payment Options

Many people assume you need a 20% or 30% down payment to qualify for a jumbo loan.

While larger down payments can be beneficial, many jumbo loan programs offer significantly lower down payment options for well-qualified borrowers.

The required down payment depends on factors such as:

  • Purchase price

  • Credit profile

  • Occupancy type

  • Loan amount

  • Reserve requirements

Income and Asset Requirements

Because jumbo loans involve larger loan amounts, lenders typically take a more detailed look at your finances.

They may review:

  • Income and employment

  • Debt-to-income ratio

  • Available assets

  • Cash reserves after closing

  • Credit history

Every lender has different requirements, which is why comparing multiple loan options can be valuable.

Self-Employed? You May Still Qualify.

Being self-employed doesn't automatically disqualify you from obtaining a jumbo loan.

Some lenders offer flexible documentation options for business owners, entrepreneurs, and independent contractors who may not qualify using traditional tax return calculations.

Depending on the program, options may include:

  • Traditional income documentation

  • Bank statement loans

  • Asset utilization programs

  • Other alternative documentation solutions

Buying an Investment Property?

Jumbo financing isn't limited to primary residences.

Depending on the lender, financing may also be available for:

  • Second homes

  • Vacation homes

  • Investment properties

  • High-value rental properties

If you're purchasing an investment property, I also work with lenders offering DSCR loan programs that qualify based primarily on the property's rental income rather than your personal income.

Why Work with a Mortgage Broker?

Not all jumbo lenders are created equal.

Interest rates, reserve requirements, debt-to-income limits, and documentation guidelines can vary significantly from one lender to another.

As a mortgage broker, I have access to multiple wholesale lenders, allowing me to compare loan options and help match you with a program that fits your financial goals instead of relying on a single lender's guidelines.

My Approach

Whether you're purchasing your dream home, upgrading to a larger property, buying a vacation home, or expanding your investment portfolio, my goal is to help you understand your financing options and find the loan that best fits your needs.

Every buyer's situation is unique, and sometimes a small difference in lender guidelines can make a big difference in your loan options.
