Manufactured Home Loans in Texas: What Buyers Need to Know
Manufactured homes have become an increasingly popular option for buyers looking for affordable homeownership without sacrificing comfort or style. Today's manufactured homes offer modern floor plans, energy-efficient features, and a variety of customization options.
If you're considering purchasing one, it's important to understand how manufactured home financing works because it can be different from financing a traditional site-built home.
What Is a Manufactured Home?
A manufactured home is built in a factory and constructed to federal HUD standards that took effect on June 15, 1976. Once completed, the home is transported to its permanent location.
Manufactured homes are different from:
Manufactured Homes – Built after June 15, 1976, to HUD standards.
Mobile Homes – Built before June 15, 1976, before HUD standards existed.
Modular Homes – Built in sections but constructed to local building codes, much like a site-built home.
The distinction matters because financing options depend on the type of home.
Can You Finance a Manufactured Home?
Absolutely. Many buyers are surprised to learn that manufactured homes may qualify for traditional mortgage financing, including:
Conventional loans
FHA loans
VA loans
USDA loans (for eligible rural properties)
Basic Eligibility Requirements
While every lender has its own guidelines, financed manufactured homes generally need to:
Be built on or after June 15, 1976.
Have the required HUD certification labels.
Be permanently attached to an approved foundation.
Be legally classified as real property rather than personal property.
Meet appraisal and property condition requirements.
Satisfy the specific guidelines of the loan program being used.
Buying Land and a New Manufactured Home?
If you're purchasing a brand-new manufactured home directly from a dealership and also buying land, the financing process is often different than purchasing an existing home.
Many manufactured home dealers offer construction-to-permanent financing through their in-house or preferred lenders. These lenders specialize in financing the home while it's being built, delivered, installed, and permanently attached to the property.
While I work with multiple wholesale lenders and have access to over 100 loan programs, many of them do not offer single-closing construction-to-permanent loans for new manufactured homes.
Because of that, I often recommend using the manufactured home's in-house financing when purchasing a new home and land together. These lenders handle this type of financing every day and can often make the process much smoother.
Once the home has been installed, permanently attached to the foundation, and converted to real property, there may be opportunities to refinance into a traditional mortgage if it benefits your financial situation.
If you're purchasing an existing manufactured home that's already permanently attached to land and meets lender guidelines, financing is much more like purchasing a traditional home. Conventional, FHA, VA, and USDA financing may all be available depending on the property and your qualifications.
Credit Requirements
Credit score requirements vary by lender and loan program.
Some lenders offer more flexibility than others, which is why shopping multiple lenders can be beneficial. A mortgage broker can compare several lending options to help find a program that fits your situation rather than relying on a single bank's guidelines.
